So you’d like to buy your first home? Where do you start? I’m here to help guide you through the process. The first thing you need to do is talk to a mortgage broker and get preapproved, this way you know how much you budget is, and what price range you will be shopping in. Keep in mind you will need to save for a down payment; the average single family home price in the Edmonton area in June 2017 was $453,735. The average price for condos was $260,084, and for duplexes and row houses $350,431. Assuming a 5% down payment – you’ll need to save between $13,000-$22, 637 for a down payment. Now you know how much you can spend, how do you choose which Realtor to help you? Talk to your family and friends, see if anyone has someone they’ve used and loved. Meet with the Realtor, see if your personalities work together, do you feel like you’re speaking the same language? If you don’t have a personal referral,do some online investigating. Who has listings in your desired neighbourhood? Does their advertising or social media catch your eye? Again, meet with them, or have a phone conversation. See if they are someone you want to spend time with. Ask them how many homes they’ve sold in the last year, you want someone who knows the market.

Things to be aware of when choosing your first home are things like resale value, location, restrictions. Is it located on a busy street? In a good neighbourhood? Are there building restrictions? Other rules, as in with a condo? I always say you can change many things about a home, but you need to love the location. Take a walk around, drive by, at different days and times. Check out the amenities that are close by. Your realtor should be able to help you with this.
2017 has definitely been a buyer’s market. This means that there is a bunch of inventory, and lots of options for you! You also may be able to negotiate price a little more.
